The Process
 

Connell Homes, Inc. strives to make the building process as comfortable as possible by providing the help needed to complete the building process from start to finish.  The lot, draftsman, permitting lenders, title companies, color selections and time frames will all be discussed on your first visit.  Our goal is that each customer is relaxed, excited and has fun during the building process.

Connell Homes, Inc. will provide each customer with quality and personal service.  The same representative will work with each customer on a continual basis from the first visit to the key in the

Lot Selection

The lot selection is the first step.  Connell Homes, Inc. will help assist you in your lot purchasing decisions.  consideration to location, flood zone, setbacks and other information is pertinent when considering the purchase of your lot.

 

 

Plan Selection:  Preliminary/Final

The plan selection is the second step.  It is very important that your floor plan accommodate your family needs.  Connell Homes, Inc. can assist you.  A plan can be started from scratch or you can incorporate several ideas from different plans to customize your home to fit your family needs.  The draftsman will draw a preliminary plan that will consist of the front and rear elevations and the floor plan.  You will be able to make changes until your plan is custom to fir your family needs.  Once the preliminary plan is satisfactory, the final plans will be drawn for your review and then for permitting.

 

 

Financing

The third step is obtaining financing.  Connell Homes, Inc. can assist in referring firstrate lenders. Closing costs, interest rates and terms are important issues when selecting the lender.  The lender should provide a good faith estimate of all costs associated before a commitment is made.  Once the loan has been approved, the lender will set up a construction draw schedule.  A standard draw schedule will include providing the builder 10% of the total construction cost at closing.  The following funds will be disbursed to the builder during the different construction stages.

 

 

Color Selections

The color selections are the fourth step.  Connell Homes, Inc. will provide an allotted time for you to meet with the interior decorator.  The interior decorator will help you coordinate colors and schemes to fit your idea.

Permitting

Permitting is applied for during the fifth step after final plans and financing have been obtained.  Permitting can take a few weeks to complete.

Construction

The construction stage is the final stage.  Construction commences immediately after the permits and the approval from the lender is received by the contractor.  The standard time to complete the construction is approximately six(6) months.
